As Oy Sammonkatu 3, in Jyväskylä, Finland, renewed its heating system in 2025 with a GST Adaptic substation equipped with a Mid-Cooling Connection. The solution helped the housing company improve heating reliability and increase system transparency. By reducing the district heating return temperature, the housing company was also able to eliminate district heating penalty fees.

A more reliable and predictable heating system

Built in 1962, the housing company consists of 36 apartments and a commercial space. According to Kalle Lahtinen, Chair of the Board, there was a need to make the heating system more reliable and easier to manage.

“We wanted to improve heating monitoring, reduce uncertainty in maintenance and get rid of the penalty fees related to high district heating return temperature. We were looking for a ‘buy-and-forget’ type of solution that would be as maintenance-free and predictable as possible,” Lahtinen says, describing the starting point.

The selected solution was GST Adaptic, which combines intelligent heating control, remote management and energy efficiency features. At Sammonkatu 3, the Mid-Cooling Connection (MCC) played a particularly important role in improving district heating efficiency. In addition, the system’s remote management enables heating monitoring, reporting and alarm management through a single user interface.


Eliminating unexpected costs and saving on the basic fee

After the heating system renewal, the housing company has reduced the district heating return temperature and eliminated district heating penalty fees. The estimated annual savings are on average €400–500, which corresponds to approximately €10,000 over the system’s lifecycle.

The housing company is also satisfied with the system’s reliability and manageability. The Adaptic control system enables remote monitoring and adjustment of the heating system via computer and mobile device, with reports and historical data in one place. Alarms are routed automatically via SMS or email.

Sammonkatu 3 also uses GST Adaptic’s power limitation feature, which helps the housing company cut district heating peak loads. Power limitation operates automatically in the background and does not affect living comfort. In the future, power limitation may bring additional savings in heating costs if the district heating peak power, which is used to calculate the basic fee, can be reduced.

Remote management makes the operation of the heating system more transparent to the housing company, property manager and maintenance provider. Possible deviations are detected earlier, and some faults can be diagnosed or resolved remotely without a separate maintenance visit.

According to Lahtinen, reliability and predictability are the key benefits that GST Adaptic brings to the housing company. The broad integration possibilities have also been well received. The existing exhaust air unit in the housing company was seamlessly integrated into the same control system as GST Adaptic.

“With a sensible investment, we were able to eliminate unpleasant and unexpected maintenance costs. At the same time, improved district heating return temperature creates savings.” Lahtinen says.
